How California housing laws and Accessory Dwelling Unit (ADU) rules interact with Tiny Homes, THOWs, Modular Housing, Manufactured Homes, Mobile Homes, Park Model Recreational Vehicles, Appendix Q, Emergency Housing, and more!
The Youtube Host was on a panel with two experts from the HCD (Housing & Community Development) and they get into the detail on what you can use to build an ADU in California. Greg Nickless, Housing Policy Analyst ADU Specialist John Westfall, Codes and Standards Building Code specialist Greg talks about what ADU rules say at the state level. In the state rules, ADUs can either be manufactured housing (which is federally approved according to the national building code for manufactured housing) or they can be built to local building code under Title 24. Local jurisdictions can then allow for greater flexibility by allowing Movable Tiny Homes, RVs, Trailers, and other forms of housing to be permitted as ADUs if they choose to. John then goes through a lot of the details on what each of these options entails. What is a THOW? What is a manufactured house? Does modular mean anything according to the building code? What is decided at the federal level, the state level, and the local level? What insignia do you look for on motorized homes?
